Thermal imaging roof survey in Upton, Oxfordshire
Thermal imaging to find moisture and heat loss patterns in a roof around Upton, with a written report you can act on. Weekday and weekend visits available.
- Damp around roof outlets and upstands
- Leaks that are hard to trace
- Missing or slipped insulation
What we do, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Upton, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Leave a clear route to the loft
- Tell us about any leaks, stains or damp patches you know of
- Have any paperwork from past roof work to hand
How to book
Most bookings start with a short call: phone 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

Thermal roof survey in Upton
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’ve noticed areas of a flat roof that may hold water and ceilings that feel colder in places, a survey will tell you what’s going on.
Some older homes in villages like Upton are listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Your questions about thermal roof surveys in Upton
How do I find out if my home in Upton is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Upton in the area you cover?
Yes, Upton is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, call 07833 053749 or send us an email.
Will you go up on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
Drones, thermal imaging and Upton roofs
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
The streets around a church like Church of St Mary are frequently among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. With Brightwell Manor about 4.7 miles north-east, the area around Upton has a long history. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Why act early in Upton
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. In a place like Upton, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us with the addresses.
How the survey changes by roof type
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, given suitable conditions on the day.
Do you need a thermal roof survey in Upton?
Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. The camera helps narrow the search.
Look out for signs like these:
- Moisture around outlets and upstands
- Missing or slipped insulation
- Cold spots on ceilings under the roof
- Damp that repairs haven’t cured
Anyone responsible for a site like Blewbury Endowed Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.
Choosing a roof surveyor
- Their drone registration, if they fly one
- What the survey won’t cover
- Which viewpoints they use to see the roof
- How much experience they have with roofs like yours
