Chimney Survey in Acton Vale
Not sure what state the chimney stack is in? We carry out chimney surveys in Acton Vale and across Greater London.
- Redundant stacks capped without ventilation
- Gaps where the stack meets the roof
- Pots or cowls that look unsafe
How a chimney survey works in Acton Vale
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a photo-illustrated written report and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney breasts, flaunching and chimney pots and cowls, and people most often book us about loose, cracked or missing pots and redundant stacks capped without ventilation.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Acton Vale, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Chimney surveys in Acton Vale: local notes
About 1.2 miles south lies Emery Walker's House, a reminder of how long the area around Acton Vale has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live in an older home near St Saviour's Centre for the Deaf, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for example near Westfield London, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Acton Vale is about 2 miles west of Kensington, in Greater London. Acton Vale is one of many places we visit across Greater London, for houses, flats and commercial buildings. Our area takes in places right across Greater London, large and small. London is in our area too.

How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before we arrive
- Let us know where we can park nearby
- If it is not your property yet, arrange access through the agent
- For flats, make sure roof access has been agreed

Advice
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Why act early in Acton Vale
Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Have the flue swept and checked if you use the fire
- Check with the council before altering a stack in a conservation area or on a listed building
- Check unused flues are capped with ventilation
- Use the report as a baseline for future checks
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
Questions from Acton Vale
Does a conservation area affect roof work in Acton Vale?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Acton Central station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Can you survey a chimney stack we share with next door?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
How long does the survey take?
It usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. You will then get the report by email.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
What’s the best way to book?
It’s easiest to ring 07833 053749 or send us an email. Give us the address and some details about the roof, and we will point you to the right survey. Surveys run on any day of the week.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
When to book a survey in Acton Vale
The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
We are frequently asked to look at:
- Flashings pulling away from the stack
- Disused chimneys trapping moisture
- Mortar washing out of the joints
- Frost-damaged brickwork on the stack
Living close to Wormholt Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
