How a chimney survey works in Brentford
On terraced and semi-detached houses, a chimney stack is often shared with next door. We check whatever is safely visible and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. We’re often asked to look into damaged chimney pots and cowls and flaunching that has broken away, on flaunching, chimney breasts and chimney pots and cowls.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Brentford with this kind of roof, the hidden gutter is one of the first things to check.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- What’s inside the brickwork or behind render, without opening up
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- Structural calculations for a leaning stack
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

Local roofs in Brentford
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Kew Palace, about 0.5 miles south-east, show how far back building in the area around Brentford goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Shop and office owners around Treaty Centre may find that a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like St Paul's CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What affects the cost of chimney surveys
Our packages start from £150, with VAT included. The price for your roof depends on:
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
What we need to know
To price your survey accurately, we will ask about:
- Any marks or damp showing indoors
- Where the property is, with the postcode
- Any deadline, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Use the report as a baseline for future checks
- Photograph damp patches with the date
- Check with the council before altering a stack in a conservation area or on a listed building
- Book a sweep for flues that are in use
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.
Questions from Brentford
Does a conservation area affect roof work in Brentford?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Brentford station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
What do I do with the report?
You will get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
My chimney looks like it is leaning. What should I do?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Is a chimney survey the same as a flue inspection?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
What happens on the day
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Surveys in Brentford can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Mention any parking restrictions on your street
- Point out any leaks or damp patches
- For flats, check roof access has been agreed

When to book a survey in Brentford
Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
These are some of the problems a survey can pick up:
- Worn or missing pointing
- A stack that appears to lean
- Bricks with flaking faces
- Gaps in the mortar around the pots
The streets around a church such as Congregational Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Which parts of the roof they’ll actually see
- Will they check the loft as well as the outside?
- What the report includes, and whether it has photos
- Whether you can ask questions once you have the report
Roof by roof
Rendered stacks
Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
