Chimney surveys for homes and businesses in Bridge
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. Common reasons to book are a chimney out of line and mortar washing out of the joints, on lead flashings, chimney breasts and shared and party-wall stacks.
Older buildings in small places like Bridge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Outbuildings and barns around Bridge are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Questions from Bridge
Is my home in Bridge listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Bekesbourne station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.
How much does a chimney survey cost in Bridge?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Is Bridge in your area?
Yes. We carry out chimney surveys in Bridge.
How can you see the top of the stack?
We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.
How long is the visit?
Expect it to take roughly 1–2 hours for most houses, or half a day or so for a commercial building. The written report follows by email.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
What we are asked to look at in Bridge
Aerials and dishes are frequently fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
A survey can pick up problems like:
- A chimney out of line
- Pots or cowls that look unsafe
- Staining on walls around the chimney
- Flashings pulling away from the stack
For site and facilities teams at buildings like Bridge and Patrixbourne Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Before booking any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- When you will get the report
- Is there a chance to talk the report through?
- Will the report include photos?
Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a house, and longer for a large or complex roof. Around Bridge, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Check pets are kept safely away
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street

Advice
Roof by roof
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.
Flaunching
Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.
Landlord and commercial surveys in Bridge
Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Landlords and letting agents in Bridge book surveys as well as homeowners. A written report with photographs gives you a clear record of the chimney stack, which helps you plan work between tenancies.
Chimney surveys around Bridge
The wider area around Bridge has a long history of building, with Goodnestone Park about 4.4 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
For businesses in and around places like Whitefriars Shopping Centre, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Bekesbourne station may find that the gap between tenancies is a good time to have the roof looked at.
