Landlord roof surveys for homes and businesses in Bridge
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey shared roofs, flat roofs on blocks and blocks of flats, and common reasons people get in touch are failed flashings at walls and chimneys and damp or stains in top-floor flats.
Somewhere as small as Bridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Bridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

How the survey changes by roof type
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so their age matters.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we’ll plan the visit with that in mind.
We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the let or shared roof, which helps you plan work between tenancies.
What we’re asked to look at in Bridge
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling, by which point the damage has spread.
Signs worth acting on include:
- Parapets and upstands in poor repair
- Blocked gutters over flats
- Mortar falling from ridges and verges
- Flashings that have come away
The streets around a church like Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Questions to ask before booking
- How long the report takes to arrive
- Whether VAT is in the quoted price
- Whether they hold professional indemnity and public liability insurance
- Will they check the loft as well as the outside?

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Take a building like Bridge and Patrixbourne Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Your questions about landlord roof surveys in Bridge
Is my home in Bridge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Bekesbourne station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
How do I book a survey in Bridge?
Simply call 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
