Book a gutter survey in Bridge

Do you need a gutter survey in Bridge?

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

We’re often asked to look at:

  • Gutters packed with leaves or moss
  • Leaking or loose downpipes
  • Fascia boards damaged by overflowing water
  • Overflowing valley or parapet gutters

For an older house near a landmark such as Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
  • How soon the report will arrive
  • Is VAT included in the price?

What’s in a roof survey

How a gutter survey works in Bridge

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey fascias and soffits, valley gutters and eaves gutters, and the problems we are asked to look at most are overflowing valley or parapet gutters and gutters that have fallen out of line.

In a small place like Bridge, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Useful tips for Bridge property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check for spilling water in a downpour
  • Include valley, parapet and box gutters when clearing
  • Don’t climb a ladder to look in the gutters
  • Look for downpipes coming loose

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

For landlords and managing agents

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

What happens if roof problems are left?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.

Why us?

  • Drones and thermal imaging where it applies
  • Photos and a written report every time

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Older rural homes like those around Bridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Keep pets out of the way during the survey
  • Make sure we can get to the back of the property
  • Jot down any questions you want answered

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. Goodnestone Park, about 4.4 miles east, is one of the historic houses in the wider area around Bridge. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For site and facilities teams at buildings such as Bridge and Patrixbourne Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for instance near Whitefriars Shopping Centre, a roof report helps plan work around trading rather than after a leak.
