Chimney surveys for homes and businesses in Notting Dale

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey chimney pots and cowls, shared and party-wall stacks and chimney breasts, and people most often book us about signs that a stack is leaning and damp patches on chimney breasts.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Notting Dale with this kind of roof, the hidden gutter is one of the first things to check.

What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In Notting Dale, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Keep pets out of the way during the survey

Prices for chimney surveys in Notting Dale

Several things affect the price of a survey:

  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • Which survey package you book
  • The use of thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

Some details help us suggest the right survey and price. When you contact us, it’s useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • The property’s address and postcode

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or drop us an email.

Tips that help

From years of surveys, a few habits stand out:

  • Do not use a ladder to reach the stack yourself
  • Check that disused chimneys can still breathe
  • Find out whether changes to a stack need permission
  • File photos of the stacks with your home records

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Common questions in Notting Dale

Do you survey roofs for landlords with property near Shepherds Bush station?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and tell us about the building, including who will give access on the day.

Will parking be an issue for a roof survey in Notting Dale?

Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Hidden sides of a shared stack
  • Whether the flue is safe to use
  • Conditions inside walls

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Shared and party-wall stacks
  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls

What we look for on each type of roof

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Roofs, chimneys and gutters in Notting Dale

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Sambourne House about 1.1 miles south-east, Notting Dale sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Thomas Jones Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Emslie Horniman's Pleasance shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Shop and office owners around Westfield London may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
