Portmore: your questions answered
Do you survey roofs for landlords with property near Lymington Town station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.
Do roofs near the sea, like those around Portmore, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Our stack is shared. Can you still survey it?
Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or use the contact form.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Will I get photos?
Yes. Photos are part of every report, so you can see each point for yourself.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Chimney survey in Portmore
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. You then know where to start. We survey lead flashings, flaunching and brick chimney stacks, and people most often book us about eroded joints in the brickwork and damp on a chimney breast inside.
In a small place like Portmore, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most houses, and about three to four hours for a commercial roof. Rural addresses near Portmore can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Note where any stains or damp appear
- If it is not your property yet, arrange access through the agent
How to book
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s inside the brickwork or behind render, without opening up
- Structural calculations for a leaning stack
- The inside of the flue, which needs a sweep or flue specialist
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.
What this survey covers
- Brick chimney stacks
- Chimney breasts
- Lead flashings
- Flaunching
- Chimney pots and cowls
- Shared and party-wall stacks
When to book a survey in Portmore
Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
Most people get in touch when they’ve noticed one of these:
- Bricks with flaking faces
- Cracked or missing flaunching
- Mortar washing out of the joints
- Disused chimneys trapping moisture
If you own a rental within reach of Lymington Town station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Roof by roof
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
What a survey costs
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
- How big the roof is
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
What to let us know when you get in touch
A little information up front helps. It helps to include:
- Whether there is a loft hatch, a shared roof or tricky access
- The property’s address and postcode
- Dates you’re working to, such as exchange
- Where water is showing inside, if it is
A quick phone call is typically the easiest start: ring 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Why get it checked now?
If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. In a place like Portmore, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Portmore homes and their roofs
The coast is about 1 mile or less from Portmore, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near Saint Nicholas Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Historic houses like Beaulieu Palace House, about 4.5 miles north-east, show how far back building around Portmore goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
