Questions from Sandling
Do you survey roofs for landlords with property near Maidstone East station?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Is Sandling within the area you cover?
Yes. Sandling is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
What does the report include?
It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.
Can you find out why my chimney breast is damp?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
How do you inspect a chimney without scaffolding?
We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.
About our chimney survey in Sandling
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. If you’re worried about flashings pulling away from the stack and damaged chimney pots and cowls, a survey will tell you what’s going on, on chimney breasts, flaunching and brick chimney stacks alike.
Some older homes in villages like Sandling are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Sandling homes and their roofs
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. Stoneacre, about 4.2 miles south-east, is one of the historic houses in the wider area around Sandling. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you let a flat or house near Maidstone East station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as St Paul's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Signs you need a chimney survey in Sandling
Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.
Look out for signs like these:
- Flaunching that has broken away
- Mortar washing out of the joints
- Lifted or split lead flashings
- Damaged chimney pots and cowls
Trees in and around Tyland Barn shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How long the report takes to arrive
- Whether the loft is part of the inspection
- What happens after the report arrives
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Different roofs, different checks
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.
Why act early in Sandling
Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before booking.

How it works
The aim of the visit is simple: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. For a village or hamlet like Sandling, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Make a note of anything you’d like us to look at
- Tell us about any leaks, stains or damp patches you know of
Getting a price
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
