When to book a survey in Waltham Chase

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Cracked or missing flaunching
  • Staining on walls around the chimney
  • A stack that appears to lean
  • Loose, cracked or missing pots

Take a building like St John the Baptist Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before booking anyone

  • Which parts of the roof they’ll actually see
  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft is part of the inspection

What a roof survey includes

Chimney survey in Waltham Chase: what you get

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. You get a photo-illustrated written report and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney pots and cowls, brick chimney stacks and shared and party-wall stacks, and common reasons people get in touch are flaunching that has broken away and flashings pulling away from the stack.

Some older homes in villages like Waltham Chase are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at a house, as part of a look at the roof around the stack. Rural addresses near Waltham Chase can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Make sure we can get to the back of the property
  • Find any records of previous roof work
  • Buyers: confirm access with the estate agent or seller

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t use a ladder to reach the stack yourself
  • Ask about consent before removing a chimney on an older property
  • Check your stacks from ground level after strong winds
  • Photograph damp patches with the date

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Check fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Honest limits

It is useful to know what a survey will not do before booking:

  • A structural engineer’s assessment
  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

How the survey changes by roof type

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

Waltham Chase homes and their roofs

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Waltham Chase Methodist Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Botley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Waltham Chase: your questions answered

Is Waltham Chase within the area you cover?

Yes. Waltham Chase is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you survey roofs for landlords with property near Botley station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How do I arrange a chimney survey in Waltham Chase?

It is easiest to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will suggest the right survey. We survey seven days a week.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
