About our drone roof survey in Bishop's Sutton
Before any flight, we check the airspace. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and explain why. Prisons have their own drone restriction zones too. We’re often asked to look into outlets choked with leaves and silt and moss and weeds taking hold up top, on chimney stacks, flat roofs on upper floors and large and complex roofs.
Older buildings in small places like Bishop's Sutton may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why get it checked now?
Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. Where a roof is exposed, as many are in small places like Bishop's Sutton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Let us know the exact address when booking
- Shut pets inside while we fly
- Tell next door if the drone will be near their property
- Mention anything you’ve noticed on the roof
We email the report to you, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.
Check the loft now and then, with care and a good torch. The underside frequently shows problems before the outside does. Take photos of any changes.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
Landlords, agents and building managers in Bishop's Sutton and across Hampshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.
Bishop's Sutton: your questions answered
Are there drone restrictions around Bishop's Sutton?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
How do I find out if my home in Bishop's Sutton is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How long is the visit?
Expect it to take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. You will then get the report by email, on the timescale of your package.
How do I arrange a drone roof survey in Bishop's Sutton?
The quickest way is to call 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or use the contact form.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
What a drone roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Neighbouring roofs the owner hasn’t asked us to survey
- Anything inside the loft or under the coverings
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What a survey covers and doesn’t.
What this survey covers
- Chimney stacks
- Tall and steep roofs
- Fragile roofs
- Large and complex roofs
- Valleys and parapet gutters
- Flat roofs on upper floors
Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours at a house, including the airspace and weather checks before take-off. Older rural homes like those around Bishop's Sutton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start by making sure a drone flight makes sense for the roof.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- Aerial photos are taken of your roof only, not the neighbours’.
- If the loft can be reached safely, it’s checked too.
- The report sets out what we found, with photos and recommendations.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Have any paperwork from past roof work to hand
- Buyers: confirm access with the estate agent or seller
Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Flying and imaging in Bishop's Sutton
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.
Hinton Ampner House, about 2.9 miles south, is one of the historic houses in the wider area around Bishop's Sutton. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. Take a building like Perins School: a view from above covers a wide roof far faster than walking it. The streets around a church like Church of St Nicholas are often among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
