What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for most houses, and longer for a large or complex roof. Somewhere as small as Chestfield, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Drone roof survey in Chestfield: what you get

A drone can see more than your roof, so we take care. We keep the camera on the roof we’re surveying, not on gardens or windows next door. If your roof is joined to a neighbour’s, it’s worth letting them know about the visit. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. Common reasons to book are slipped or missing slates on a high roof and ridge pieces that have lifted, on valleys and parapet gutters, fragile roofs and chimney stacks.

In a small place like Chestfield, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Common questions in Chestfield

Is my home in Chestfield listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Chestfield?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Does the report include photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Signs you need a drone roof survey in Chestfield

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. A drone gets close enough to see them in detail.

Signs worth acting on include:

  • Ponding and splits on a high flat roof
  • Ridge and hip pieces working loose
  • Tired mortar and pots at the top of a stack
  • Flashings that have come away

For an older house near a landmark like Church of St John the Baptist, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • How much experience they have with roofs like yours
  • When you’ll get the report
  • What they will not be able to tell you
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What affects the cost of drone roof surveys

All our prices include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • Building height and the viewpoints available

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

Getting in touch

To price your survey accurately, we will ask about:

  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one

Our price is from £400, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Drones, thermal imaging and Chestfield roofs

Chestfield lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

If you look after a building like Swalecliffe Community Primary School, a drone or thermal camera can show a large roof in a single visit.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The underside of the roof (that needs an inside check)
  • A flight where airspace permission is refused
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.
