Drone roof surveys in East Langdon

Drone roof surveys for homes and businesses in East Langdon

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we’re there to survey. If you are worried about worn lead at chimneys and walls and cracked slates and tiles out of sight from below, a survey will tell you what’s going on, on flat roofs on upper floors, large and complex roofs and fragile roofs alike.

Older buildings in small places like East Langdon may be listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What a drone roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • Neighbouring roofs the owner hasn’t asked us to survey
  • A flight on a day when the weather isn’t safe

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.

What we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Fragile roofs

Landlords, agents and block managers in East Langdon

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

What affects the price in East Langdon

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • Any photos you have, taken from ground level or a window
  • Your timetable, like an exchange date
  • The kind of building and roof involved
  • Where the property is, with the postcode

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or use the contact form.

Why it is worth a survey now in East Langdon

It is hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area. You can tackle the urgent items first. Where a roof is exposed, as many are in small places like East Langdon, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the exact price before booking.

Drone roof surveys around East Langdon

East Langdon lies within about 3 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Walmer Castle lies about 3.7 miles north-east, so building around East Langdon goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. Take a building like Langdon Primary School: thermal images can show where wet insulation sits under a big flat roof.

East Langdon is about 3 miles north-east of Dover, in Kent. Wherever you are in East Langdon, we can carry out drone roof surveys at your property. Across Kent, we cover East Langdon and the places around it. There’s also a page for Canterbury.

Questions from East Langdon

Is drone flying allowed in East Langdon?

Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or a downpour.

Do you cover smaller places like East Langdon?

Yes. East Langdon is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How long will you be at the property?

It typically takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. You’ll then get the report by email.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Common roof problems in East Langdon

Not every roof can take a person’s weight. Older slates and tiles break easily, and some sheet roofs are fragile. A drone lets us see them closely without touching them.

Common reasons to book include:

  • Ridge and hip pieces working loose
  • Moss and weeds taking hold up top
  • Eroded pointing on a chimney stack
  • Slipped or missing slates on a high roof

If your home is one of the older ones in the streets near Church of St Augustine, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Before booking any roof surveyor

  • Will the report include photos?
  • Which parts of the roof they’ll actually see
  • Is there a chance to talk the report through?
  • How soon the report will arrive

What’s in a roof survey

What happens on the day

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. The survey typically takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like East Langdon can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it before the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photos and our recommendations.

Before the survey

  • Jot down any questions you want answered
  • Keep pets out of the way during the survey
  • For flats, check roof access has been agreed
