Drone roof surveys in East Wittering

Roof by roof

Valleys and parapet gutters

Hidden gutters and valleys sit out of sight. A drone shows linings, joints and build-ups of debris.

Flat roofs on tall buildings

Flat roofs on tall buildings are often seen by nobody. From above, standing water, splits and tired upstands are clear.

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. Typical surveys look at blistered or cracked flat roof coverings and worn lead at chimneys and walls, on chimney stacks, flat roofs on upper floors and large and complex roofs.

Older cottages and houses around East Wittering may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, most surveys take an hour or two for a house, with bigger or more complicated roofs taking longer. A visit to East Wittering is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Questions from East Wittering

How do I find out if my home in East Wittering is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is East Wittering within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will the drone show what’s under the tiles?

No. It photographs the outside, not the inside. The roof space is checked separately, where there’s safe access, as damp and daylight often show there first.

What happens if the weather is bad?

The conditions on the day decide whether a flight goes ahead. We won’t fly in strong wind or heavy rain. We will talk through the options if the day turns bad.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What a drone roof survey doesn’t cover

Before you book, it is worth knowing what a survey won’t do:

  • A flight on a day when the weather isn’t safe
  • Anything inside the loft or under the coverings
  • Neighbouring roofs the owner hasn’t asked us to survey

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

What we look at

  • Fragile roofs
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Chimney stacks
  • Valleys and parapet gutters

What a drone roof survey looks like in East Wittering

East Wittering is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Every flight is checked against the Drone Safety Map first.

If you look after a building like East Wittering Community Primary School, a drone or thermal camera can show a large roof in a single visit. Take an older house close to St Anne: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What affects the price in East Wittering

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium

Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What we need to know

When you call or email, these details help:

  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.
