Drone roof survey in Hyde Heath

From the air, the outer surfaces are clear, but it can’t see inside. We check the loft from inside where it is safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. We’re often asked to look into tired mortar and pots at the top of a stack and outlets choked with leaves and silt, on large and complex roofs, valleys and parapet gutters and flat roofs on upper floors.

Some older homes in villages like Hyde Heath are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Drones, thermal imaging and Hyde Heath roofs

Cholesbury Manor House, about 4.4 miles north, is one of the historic houses in the wider area around Hyde Heath. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

The streets around a church such as Parish church of Saint John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a building such as Hyde Heath Infant School, thermal images can show where wet insulation sits under a big flat roof.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It normally takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Hyde Heath, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

How to prepare

Advice

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.

Different roofs, different checks

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.

What a drone roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Flights in high wind or heavy rain
  • Whether the roof structure meets design loads
  • A flight where airspace permission is refused

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

What we look at

  • Fragile roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs
  • Tall and steep roofs

Questions from Hyde Heath

Does a conservation area affect roof work in Hyde Heath?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are there drone restrictions around Hyde Heath?

Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What affects the cost of drone roof surveys

We confirm the price for the job before booking. These are the things that affect it:

  • House, block, shop or office
  • Roof area
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Booking your survey

These details help when you get in touch:

  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

Photos help, if you have them. Take them safely from the ground or a window. To get started, ring 07833 053749 or send us an email.
