Lower Brailes Drone Roof Survey
Drone roof surveys in Lower Brailes from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Hidden gutters full of leaves
- Slipped or missing slates on a high roof
- Cracked flaunching or loose chimney pots
How the survey changes by roof type
Ridges and hips
Loose ridge pieces can be lifted in a storm. Finding them early keeps them from coming down.
Large commercial roofs
Older cement sheet roofs may contain asbestos. We do not test for it, but we flag it so a specialist asbestos surveyor can check.
Drone roof survey in Lower Brailes
Drones need reasonable weather. We don’t fly in high wind or heavy rain, because the drone has to stay safely under control. If the weather turns, we will agree another day or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. If you’re worried about moss and weeds taking hold up top and blistered or cracked flat roof coverings, we can find out what’s behind it, whatever the roof.
Villages like Lower Brailes often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
Questions from Lower Brailes
Is Lower Brailes within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can you fly a drone over a roof in Lower Brailes?
It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Will you photograph what you find?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What happens after the survey?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How much is a survey?
Our price is from £400, including VAT. We confirm the price for your survey before booking. To get a price, ring 07833 053749 or send us an email.
Leave it or get it looked at?
A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. Older and listed buildings around Lower Brailes may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Drone roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Drones, thermal imaging and Lower Brailes roofs
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Hotels and guest houses near Lower Brailes cannot easily close rooms for a leak, so it is worth knowing the roof’s condition. For site and facilities teams at buildings like Brailes CofE Primary School, a view from above covers a wide roof far faster than walking it. If you live in an older home near Church of St George, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Close-up photos of next door’s property
- Whether the roof structure meets design loads
- A flight where airspace permission is refused
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.
What this survey covers
- Large and complex roofs
- Tall and steep roofs
- Flat roofs on upper floors
- Chimney stacks
- Valleys and parapet gutters
- Fragile roofs
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Lower Brailes can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and what you’d like checked.
- We check the airspace and seek any permission needed.
- Before take-off, the wind, the weather and the launch spot are looked at.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- You receive a written report with the photos and our recommendations.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it’s shared

Practical tips
You don’t need to be a roofer to help. What helps most:
- A word with neighbours beforehand helps
- Allow for a change of day in poor weather
- Keep pets indoors during the flight
- Clear a spot on the drive or lawn
The Premium Survey report comes the same day. Drone photographs are included where we could fly, alongside the other checks in the package.
After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone can show exactly what has moved.
