Lower Horncroft: your questions answered

Are there drone restrictions around Lower Horncroft?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Is my home in Lower Horncroft listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Is Lower Horncroft in your area?

Yes. We survey roofs in Lower Horncroft and the rest of West Sussex. For a price, ring 07833 053749 or email us.

What happens next?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Drone roof survey in Lower Horncroft

A drone shows the outside of a roof very well, but it cannot see inside. We check the loft from inside where it is safe, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft can’t be reached safely, we note it. Typical surveys look at moss building up on slopes and in gutters and outlets choked with leaves and silt, on tall and steep roofs, large and complex roofs and chimney stacks.

Villages like Lower Horncroft often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • How big the roof is
  • The height of the building and how the roof can be seen safely
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What we need to know

Before you get in touch, it helps to have:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Flights in strong wind or heavy rain
  • Close-up photos of next door’s property
  • A structural engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Large and complex roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Rural addresses near Lower Horncroft can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that’s needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

How to prepare

  • Make sure we can get to the back of the property
  • Show us where any leaks or stains appear
  • Leave a clear route to the loft

Advice

Roof by roof

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Flying and imaging in Lower Horncroft

Bignor Roman Villa, about 2.2 miles south-west, is one of the historic houses in the wider area around Lower Horncroft. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Take an older house close to Church of St Agatha: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Fittleworth CofE Village School: a drone or thermal camera can show a large roof in a single visit.
