Why it’s worth a survey now in Bedham

With drone photos, everyone can see the same thing. They show the location and extent of each defect, which helps when you ask for quotes. Older and listed buildings around Bedham may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Drone roof surveys for homes and businesses in Bedham

Some roofs are hard or unsafe to reach. Our drone roof survey gets a camera close to them without anyone climbing. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that cannot be seen from the street. The photos go into a written report. It’s also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. If you’ve noticed eroded pointing on a chimney stack and plant growth and moss on the roof, we can find out what’s behind it.

Some older homes in villages like Bedham are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Before and after the survey

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Mention anything you’ve noticed on the roof
  • Let us know the exact address when you book
  • Be ready to move the date if the weather turns
  • Check there is room outside for the drone to take off

The Premium Survey report comes the same day. Drone photos are included where we could fly.

Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Take photos of any changes.

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Bedham can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

Advice

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What we look for on each type of roof

Steep slate and tile slopes

On slate roofs, slipped slates frequently point to corroded nails. Close-up photos show how widespread it is.

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. They’re all captured in close-up.

Bedham: your questions answered

Does a conservation area affect roof work in Bedham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Bedham?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

What a drone roof survey looks like in Bedham

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight. With Old Place Manor about 2.2 miles east, Bedham sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

The streets around a church such as The Parish Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For site and facilities teams at buildings like Fittleworth CofE Village School, a view from above covers a wide roof far faster than walking it.
