About our drone roof survey in Marden
Our drone weighs under 250g, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. Common reasons to book are plant growth and moss on the roof and slipped or missing slates on a high roof, on chimney stacks, tall and steep roofs and flat roofs on upper floors.
Places like Marden can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Homes around Marden often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- First, we check the address for flight restrictions.
- If permission is needed, we ask for it before the visit.
- On the day, we check the weather and the site before flying.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- We email a written report with the photographs and our recommendations.
Preparing for the visit
- For flats, check roof access has been agreed
- Make a note of anything you’d like us to look at
- Move anything stored under the loft hatch

Leave it or get it looked at?
Planning roof work without seeing the roof is a gamble. You get photographs of every part we can see. That helps you put the work in order. Tradespeople may need to travel further to a smaller place like Marden, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Prices quoted always include VAT, and the written report is part of the package. Drone roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Allow for a change of day in poor weather
- Tell us the exact address when booking
- Check the loft can be reached
- Expect a little longer if permission is needed
The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is.
Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, and early repairs keep water out.
How the survey changes by roof type
Flat roofs on tall buildings
The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.
Steep slate and tile slopes
Steep roofs are risky to walk on. A drone photographs them closely from a safe position.
Drone roof surveys around Marden
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
Anyone responsible for a site like Marden Primary School will know that a view from above covers a wide roof far faster than walking it. If you live in an older home near St Michael and All Angels Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

How we price drone roof surveys
Not every roof costs the same to survey, and it comes down to:
- The height of the building and how the roof can safely be seen
- Whether thermal imaging or a drone is needed
- Which survey package you book
- The shape of the roof and its details
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
What we need to know
Some details help us point you to the right survey and price. When you get in touch, it’s useful to mention:
- The reason for the survey, such as buying, a leak or storm damage
- Where the property is, with the postcode
- Your timetable, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Marden questions
Is Marden within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Are there drone restrictions around Marden?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.
How long is the visit?
Expect it to take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. You will then get the report by email.
Does the report include photographs?
Yes. Photos are part of every report, so you can see each point for yourself.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.
