Drone roof survey in Roedean

Some roofs are hard or unsafe to reach. A drone takes close-up photographs of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that can’t be seen from the street. The photos go into a written report. It’s also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. We are often asked to look into tired mortar and pots at the top of a stack and blocked valleys and parapet gutters, across flat roofs on upper floors, tall and steep roofs and chimney stacks.

Somewhere as small as Roedean, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked ahead of the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

We keep jargon out of it: if work is needed, the report says so clearly.

Common roof problems in Roedean

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. Close-up drone photos show their condition.

Typical things we’re asked to look at include:

  • Moss building up on slopes and in gutters
  • Hidden gutters full of leaves
  • Coverings that have slipped high up on the roof
  • Lifted or split lead flashings

If you run a business near Churchill Square, large commercial roofs are often easiest to see by drone or thermal camera.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • When you’ll get the report
  • What the report includes, and whether it has photos

What a good roof survey covers

How it works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a hamlet or village like Roedean, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You give us the address and let us know about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Clear the way to the loft hatch
  • Jot down any questions you want answered
  • Keep pets in another room

Roedean: your questions answered

Does a conservation area affect roof work in Roedean?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Roedean?

Yes, Roedean is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

What happens if the weather is bad?

Bad weather means no flight. Wind and heavy rain are the two things that ground a small drone, so we’d move the date with you.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Do you hold CAA registration for the drone?

Yes. Our registration covers a Flyer ID and an Operator ID. The drone we use weighs under 250g.

How we price drone roof surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

There’s no need for technical words. It’s enough to tell us:

  • Your timetable, like an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access

Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Drone roof surveys around Roedean

Roedean lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

If yours is one of the older homes in the streets near St Mark's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. A roof leak in a hotel or guest house around Roedean means lost rooms as well as repairs, so it pays to find faults before guests do.

Roedean is about 2 miles east of Carlton Hill, in Brighton and Hove. Whether the building in Roedean is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Across Brighton and Hove, we cover Roedean.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Expect a little longer if permission is needed
  • Let neighbours know about the flight if your roof is shared
  • Allow for a change of day in poor weather
  • Let us know what you want to see

There is a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year, and whether work has done its job.

Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, so small faults are dealt with early.

What a drone roof survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether the roof structure meets design loads
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Anything inside the loft or under the coverings

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs on upper floors
  • Chimney stacks
  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Tall and steep roofs

Why get it checked now?

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect. Where a roof is exposed, as many are in small places like Roedean, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
