What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes about one to two hours at a typical home, or half a day or so for a commercial building. A visit to Saltdean is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photos and our recommendations.

About our drone roof survey in Saltdean

Our price is from £400, including VAT. The Premium Survey includes a drone inspection where applicable, with a same-day report, structural analysis and an in-person consultation. It also includes a follow-up after 12 months. We will tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. If you’ve noticed gaps where slates or tiles have gone and ridge pieces that have lifted, we can find out what’s behind it.

Around Saltdean, a good many roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from the ground.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a drone roof survey in Saltdean

Hidden gutters and valleys are easy to overlook. Debris collects where nobody looks, until water overflows inside. A drone shows them clearly from above.

A survey can pick up problems such as:

  • Wind damage high on the roof
  • Standing water on a flat roof
  • Eroded pointing on a chimney stack
  • Slipped or missing slates on a high roof

If you look after a building such as Saltdean Primary School, big roofs are where aerial photos and thermal images show the most at once.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you will get the report
  • What insurance they carry
  • Whether the inside of the roof is included

What a roof survey includes

Drones, thermal imaging and Saltdean roofs

Saltdean is within about 1 mile of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Monk's House lies about 3.5 miles north-east, so building around Saltdean goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. If your home is one of the older ones in the streets near St Nicholas, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Saltdean is about 1 mile west of Telscombe, in Brighton and Hove. Surveys in Saltdean work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Brighton and Hove, from the larger towns to small villages.

Why act early in Saltdean

A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It is useful for planning maintenance over the years. In a smaller place like Saltdean, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

Questions from Saltdean

How do I find out if my home in Saltdean is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Saltdean?

Yes. Saltdean is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does your drone take thermal images?

Not as part of the drone survey, which is about close-up photos. Thermal imaging is a separate check in the Premium Survey.

Can you fly a drone in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check before every flight and seek permission where needed.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Roof by roof

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. They’re all captured in close-up.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The underside of the roof (that needs an inside check)
  • Structural calculations (that is a structural engineer’s job)
  • Roofs and gardens beyond the one we are surveying

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.
