Drone roof survey in Rookley

Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly. The photos go into a written report. It’s also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. If you’ve noticed tired mortar and pots at the top of a stack and standing water on a flat roof, a survey will tell you what’s going on, whatever the roof.

Villages like Rookley often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Common questions in Rookley

Can you fly a drone over a roof in Rookley?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

Will you come out to Rookley?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What this survey can’t tell you

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • A structural engineer’s report
  • Roofs and gardens beyond the one we’re surveying
  • Flights in a restricted zone without permission

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs on upper floors
  • Large and complex roofs
  • Fragile roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Tall and steep roofs

Why it’s worth a survey now in Rookley

Faults on high roofs tend to be found late. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. Older cottages and farmhouses around Rookley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for the job before booking.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey normally takes about one to two hours at a house, including the airspace and weather checks before take-off. Older roofs in small places like Rookley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Tell us about parking before the day
  • Buyers: confirm access with the estate agent or seller

Drones, thermal imaging and Rookley roofs

Rookley lies within about 5 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

If you live in an older home near St. Olave's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps. If you look after a building such as Chillerton and Rookley Primary School, thermal images can show where wet insulation sits under a big flat roof. With Sheat Manor about 1 mile west, the area around Rookley has a long history. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

Rookley is about 3 miles south of Newport, in the Isle of Wight. Surveys in Rookley work the same way as everywhere we cover: a careful look at what can be seen safely, photos and a clear written report. Rookley is one of the towns and villages in the Isle of Wight where we work for drone roof surveys. We also survey roofs in Portsmouth.

Postcode districts we cover here for drone roof surveys: PO38. If you need a drone roof survey at a property on Manor Crescent, Niton Road and Main Road or a nearby road, we can help. Nearby, we also carry out drone roof surveys in Rookley Green (1 mile south), Merstone (1 mile north-east), Blackwater (1 mile north), Godshill (2 miles south-east) and Sandford (2 miles south-east). Larger places within reach include Newport (3 miles north), Ryde (7 miles north-east), Cowes (7 miles north), Sandown (5 miles east), Shanklin (5 miles east) and Ventnor (5 miles south-east). Harder-to-reach addresses take a little more planning, so please mention your location when you phone 07833 053749 or send us an email.

DIY checks: what’s safe

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • A word with neighbours beforehand helps
  • Mention anything you’ve noticed on the roof
  • Allow for a change of day in poor weather
  • Keep a clear space in the garden or drive for take-off

You get an in-person consultation with the Premium Survey to talk through the photographs and findings. It’s a chance to ask about anything in the report.

Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.

What affects the cost of drone roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Which survey package you book
  • How big the roof is
  • The height of the building and how the roof can be seen safely

For a price for your roof in Rookley, ring 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange
  • What’s prompted the survey
