Drone roof surveys for Sandhurst homes and businesses

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs and gardens beyond the one we are surveying
  • Photos in conditions too poor to fly
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Fragile roofs
  • Large and complex roofs

About our drone roof survey in Sandhurst

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. Safety comes first on every visit. If you’ve noticed outlets choked with leaves and silt and cracked flaunching or loose chimney pots, a survey will tell you what’s going on, on flat roofs on upper floors, tall and steep roofs and fragile roofs alike.

Older buildings in small places like Sandhurst may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Different roofs, different checks

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

What happens on the day

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Sandhurst can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. You get photos, findings and clear recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller
  • For a flat or shared roof, check access with whoever owns or manages the building

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • The size of the roof
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

What we need to know

Here’s what helps us most when you contact us:

  • The address and postcode of the property
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know

Getting a price is simple: just ring 07833 053749 or use the contact form, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

Sandhurst: your questions answered

Is drone flying allowed in Sandhurst?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

Is my home in Sandhurst listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What’s in the report?

A report with photographs, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you take photos of the roof?

Yes. Photographs are part of every report, so you can see each point for yourself.

Airspace, weather and Sandhurst roofs

The wider area around Sandhurst has a long history of building, with Great Dixter about 2.4 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

For site and facilities teams at buildings like Sandhurst Primary School, a drone or thermal camera can show a large roof in a single visit. Take an older house close to Mission Church: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
