Swattenden Drone Roof Survey
Close-up drone photographs of roofs that are hard to reach for Swattenden, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Blistered or cracked flat roof coverings
- Wind damage high on the roof
- Vegetation in valleys and gutters
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. For a village or hamlet like Swattenden, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- We fly over the roof, keeping the camera on the property we are surveying.
- Where there is safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
Before the survey
- Make sure we can get to the back of the property
- Dig out any old roof reports or invoices
- Let us know about parking near the property

Drone roof survey in Swattenden: what you get
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address ahead of the visit. We’ll tell you if another approach would work better. If you’ve noticed flashings that have come away and cracked mortar along the ridge, we can find out what’s behind it.
Older buildings in small places like Swattenden may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the price in Swattenden
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- Roof area
- Height and safe access
- Which survey package you book
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £400, including VAT.
Getting in touch
A little information up front helps. It helps to include:
- The type of building and roof, like pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- Access details, such as a loft hatch or a shared roof
- Your timetable, such as an exchange date
Most bookings start with a short call: call 07833 053749 or send us an email. The price is agreed before a date is set.
Why get it checked now?
A drone record gives you a baseline. Comparing them with later photos shows what has changed. It helps when you plan ahead. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Drone roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
How the survey changes by roof type
Steep slate and tile slopes
Old slates and clay tiles can crack underfoot. A drone avoids that, so the survey does not add damage.
Valleys and parapet gutters
Some older terraces have a butterfly roof with a valley in the middle. It is almost impossible to see from the ground, but it’s plain to see from the air.
Your questions about drone roof surveys in Swattenden
Do you cover smaller places like Swattenden?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Swattenden listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
What about my neighbours’ privacy?
We point the camera at your roof only. Neighbouring homes and gardens are not the subject, and flights are kept short. A quick word with the neighbours is a good idea.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
Are there drone restrictions in central London?
Central London has restricted areas where NATS permission is needed. Where we can’t fly, we use other safe vantage points.
How much does a drone roof survey cost in Swattenden?
Prices start from £400, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Landlords, agents and block managers in Swattenden
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget.
Drones, thermal imaging and Swattenden roofs
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
If you look after a building like Cranbrook School, a view from above covers a wide roof far faster than walking it. If you live in an older home near Congregational Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
