Drone roof surveys around Thurnham

With Stoneacre about 2.6 miles south, Thurnham sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

For businesses in and around places like The Mall Maidstone, big, flat commercial roofs are where aerial photos and thermal images help most. The streets around a church such as St Mary the Virgin Church are often among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.

Thurnham is about 3 miles north-east of Maidstone, in Kent. Wherever you are in Thurnham, we can carry out drone roof surveys at your property, on a weekday, Saturday or Sunday. We cover towns and villages across Kent.

About our drone roof survey in Thurnham

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. We check the loft from inside where it’s safe, because the underside tells its own story. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. We survey large and complex roofs, flat roofs on upper floors and valleys and parapet gutters, and people most frequently book us about lead work pulling away at abutments and vegetation in valleys and gutters.

In a small place like Thurnham, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a house, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we are there. Older roofs in small places like Thurnham can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photos and our recommendations.

How to prepare

  • Jot down any questions you want answered
  • Move anything stored under the loft hatch
  • Leave side gates unlocked

What affects the cost of drone roof surveys

We confirm the exact price before booking. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

A little information up front helps. It helps to include:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

You can call us seven days a week. For a price or to book, ring 07833 053749 or use the contact form.

Landlord and commercial surveys in Thurnham

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • A structural engineer’s report
  • Flights in a restricted zone without permission
  • Neighbouring roofs the owner hasn’t asked us to survey

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

Common roof problems in Thurnham

Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

Things that frequently lead to a survey include:

  • Slates or tiles shifted by high winds
  • Ridge pieces that have lifted
  • Moss and weeds taking hold up top
  • Coverings that have slipped high up on the roof

Anyone responsible for a site like Valley Park School will know that a drone or thermal camera can show a large roof in a single visit.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Will they check the loft as well as the outside?
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one

Thurnham questions

Do you cover smaller places like Thurnham?

Yes. Thurnham is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Are there drone restrictions around Thurnham?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Book early if you’re near an airport
  • A word with neighbours beforehand helps
  • Check the loft can be reached
  • Let us know the exact address when booking

File the report and photos with your home documents. They give you something to compare against later.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.
