Flat roof survey in Loose
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. Common reasons to book are gaps at upstands and abutments and signs of deflection in the roof deck, on mastic asphalt, felt flat roofs and EPDM rubber.
Somewhere as small as Loose, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How we price flat roof surveys
When we price a survey, we consider:
- The roof’s overall size
- House, block, shop or office
- Building height and the viewpoints available
- Whether thermal imaging or a drone is needed
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
Before you get in touch, it helps to have:
- Where water is showing inside, if it is
- Where the property is, with the postcode
- Access details, such as a loft hatch or a shared roof
- When you need the report by
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.
What you can safely check yourself
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Flat roof surveys in Loose: local notes
With Stoneacre about 2.8 miles east, Loose sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you look after a building such as Loose Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you look after a shop, office or commercial unit, for example near The Mall Maidstone, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Landlords with a home close to East Farleigh station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Loose is about 2 miles south of Maidstone, in Kent. We carry out flat roof surveys for householders, landlords and businesses in Loose. We cover towns and villages across Kent.
Surveys in ME15 and ME17 are booked the same way as anywhere else. Local streets include Rosemount Close, Malthouse Hill and Old Loose Hill, and we cover them all. We also cover Boughton Green (1 mile south-east), Boughton Monchelsea (1 mile south-east), Linton (1 mile south), Park Wood (2 miles east) and Shepway (2 miles north-east). Further out, we also cover Sittingbourne (12 miles north-east), Sevenoaks (15 miles west), Royal Tunbridge Wells (13 miles south-west), Gravesend (15 miles north-west), Tonbridge (11 miles west) and Northfleet (15 miles north-west).

Questions from Loose
How do I find out if my home in Loose is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Loose?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
What does a roof survey cost?
Prices start from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or send us an email.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will the survey show why my flat roof is leaking?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
What types of flat roof do you survey?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.
What happens after the survey?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older roofs in small places like Loose can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can safely be seen.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- For flats, make sure roof access has been agreed
- Make sure the loft hatch can be reached
- Mention any parking restrictions on your street

Landlord and commercial surveys in Loose
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.
What we look for on each type of roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.
Leave it or get it looked at?
Flat roofs can’t normally be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. Around Loose, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
