How a flat roof survey works in Whaddon
We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. Common reasons to book are splits, cracks and crazing and leaks around rooflights, on GRP fibreglass, single-ply membranes and EPDM rubber.
In a small place like Whaddon, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Whaddon questions
Do you cover smaller places like Whaddon?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
Is my home in Whaddon listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you use drones?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Will this cover the whole house?
No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
How do you inspect a flat roof?
Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.
What we can’t see
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- A structural engineer’s assessment of the deck
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Testing older roof sheets for asbestos
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

Flat and commercial roofs around Whaddon
The wider area around Whaddon has a long history of building, with Bletchley Park about 3.5 miles east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Take a building like Whaddon CofE First School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Milton Keynes Central station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Mary: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Practical tips
These tips come from what we see on roofs every week:
- Never stand on rooflights or fragile sheeting
- Look for standing water a day after rain
- Check the outlets after the leaves fall
- Book a survey every few years
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Roof by roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Why act early in Whaddon
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Older and listed buildings around Whaddon may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around Whaddon, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Check pets are kept safely away
- For a flat or shared roof, check access with the freeholder or managing agent
- Have keys ready for side gates, garages or roof access doors

Advice
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
