Gutter survey in Blackwater: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are hoppers and outlets full of debris and gutters full of debris and silt, across outlets and hoppers, valley gutters and eaves gutters.

Older buildings in small places like Blackwater may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What happens on the day

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Blackwater, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any paperwork from past roof work to hand

Local roofs in Blackwater

Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Blackwater has a long history of building, with Gatcombe House about 1.2 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St. Olave's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Christ The King College will know that large buildings have long gutter runs and big roofs that need checking like any other.

Blackwater: your questions answered

Does a conservation area affect roof work in Blackwater?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Blackwater?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you take photos of the roof?

Yes. Photographs are part of every report.

What’s the best way to book?

It’s easiest to call 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll recommend the right survey. Surveys run on weekdays, Saturdays and Sundays.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, ring 07833 053749 or use the contact form.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Rented homes, blocks and businesses

Landlords, agents and building managers in Blackwater and across the Isle of Wight can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Leave it or get it looked at?

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without one, it is guesswork from ground level. In a small place like Blackwater, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Different roofs, different checks

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

How we price gutter surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • The roof’s overall size

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Helping us price your survey

What helps most when you contact us:

  • The type of building and roof, like pitched or flat
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, like an exchange date

To arrange a survey, call 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Check the loft with care after heavy rain
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves
  • Look out for overflows when it pours

You receive a written report with photographs and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.
