Shide questions

How do I find out if my home in Shide is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Shide?

Yes, Shide is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Will you walk on the roof?

Only if it is safe. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or email us.

Gutter survey in Shide: what you get

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We’re often asked to look into leaks at the gutter joints and valley or box gutters that overflow inside, across outlets and hoppers, parapet and box gutters and eaves gutters.

Trees around homes in smaller places like Shide drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Gutter surveys in Shide: local notes

Shide lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Nine Acres Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St. John the Baptist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a survey costs

Several things affect the price of a survey:

  • The size of the roof
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

You don’t need to know any roofing terms. Just let us know:

  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Signs you need a gutter survey in Shide

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

Problems we come across often include:

  • Dripping or leaking gutter joints
  • Soffits marked by water
  • Gutters full of debris and silt
  • Choked outlets or hopper heads

Trees in and around Seaclose Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?
  • Whether any drone flown is registered with the CAA

What a roof survey includes

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In an older home around Shide, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Different roofs, different checks

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

How the survey works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Shide, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
