Gutter survey in Fareham Common: what you get

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed hoppers and outlets full of debris and gutters full of debris and silt, we can find out what’s behind it, on downpipes, valley gutters and fascias and soffits alike.

In a smaller place like Fareham Common, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we cannot see

It helps to know what a survey won’t do before booking:

  • What’s hidden inside a downpipe
  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. What our survey covers.

What this survey covers

  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Downpipes

Different roofs, different checks

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.

Prices for gutter surveys in Fareham Common

Not every roof costs the same to survey, and it comes down to:

  • The shape of the roof and its details
  • The roof’s overall size
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Helping us price your survey

There is no need for technical words. It’s enough to tell us:

  • Your timetable, like an exchange date
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • Where water is showing inside, if it is

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.

How the survey works

Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You’re welcome to ask questions while we’re there. Some parts of a survey depend on the weather, so a visit to Fareham Common is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Make sure we can get to the back of the property
  • Make sure pets are kept safely away

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

FAQs for Fareham Common

Is my home in Fareham Common listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is the coastal weather around Fareham Common hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you go up on the roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Is Fareham Common in your area?

Yes. Fareham Common is part of the area we cover.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when you book and we will explain what’s needed.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Local roofs in Fareham Common

Fareham Common is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Landlords with a home close to Fareham station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Wykeham House School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like Parish Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Leave gutter checks at height to someone equipped for it
  • Check that downpipes are firmly fixed to the wall
  • Watch the gutters during heavy rain
  • Look for green streaks or damp patches on walls

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.

Why get it checked now?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Homes in smaller places like Fareham Common can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.
