How a gutter survey works in Forest Hill
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed rotten fascias or stained soffits and downpipes that are split or coming away, a survey will tell you what’s going on.
In a small place like Forest Hill, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

What affects the cost of gutter surveys
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- The size of the roof
- Which survey package you book
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.
Helping us price your survey
Here’s what helps us most when you get in touch:
- Photos of the roof, taken safely from the ground or a window
- Where water is showing inside, if it is
- The address and postcode of the property
- What made you get in touch
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.
The survey, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Around Forest Hill, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Preparing for the visit
- Mention any parking restrictions on your street
- Find any records of previous roof work
- If the roof is shared, arrange access with whoever manages the building
How to book
We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Local roofs in Forest Hill
About 3.6 miles south lies Garsington Manor, a reminder of how long the area around Forest Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces such as Shotover Country Park can get more leaves in their gutters in autumn. For an older house near a landmark such as Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

When to book a survey in Forest Hill
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
Typical things we’re asked to look at include:
- Leaking or loose downpipes
- Gutters full of debris and silt
- Choked outlets or hopper heads
- Overflowing valley or parapet gutters
If you run a business near Templars Square, a dated report on the roof is useful for planning and for any lease discussions.

Your questions about gutter surveys in Forest Hill
Is my home in Forest Hill listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover Forest Hill?
Yes. We cover the whole of London and South East England, and Forest Hill is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will you check the drains below ground?
No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
When is the best time for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
What we cannot see
A survey is a close look at the gutter, but it can’t do everything. Its limits include:
- Parts of gutters that cannot be seen safely
- Underground drains, which need a CCTV drain survey
- Confirming asbestos in older rainwater goods
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

What happens if roof problems are left?
A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
