Gutter surveys in Barton

Gutter survey in Barton: what you get

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey downpipes, valley gutters and parapet and box gutters, and people most frequently book us about fascia boards damaged by overflowing water and leaking or loose downpipes.

In a smaller place like Barton, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Gutter surveys in Barton: local notes

The wider area around Barton has a long history of building, with Holywell Manor about 2.3 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Bayards Hill School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Oxford station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you run a business near Templars Square, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we check

  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters

Your questions about gutter surveys in Barton

Do you survey roofs for landlords with property near Oxford station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.

Does a conservation area affect roof work in Barton?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or email us for a price.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Do you climb onto every roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone

To find out what your survey will cost, ring 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

Booking your survey

When you call or email, these details help:

  • What made you get in touch
  • Any marks or damp showing indoors
  • When you need the report by
  • Where the property is, with the postcode

Not sure which survey you need? It’s easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

How it works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around Barton frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Show us where any leaks or stains appear
  • Leave a clear route to the loft

Advice

Different roofs, different checks

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can be seen safely.
