Great Holcombe Gutter Survey
We take a careful look at the gutter at your property in Great Holcombe, and put it all in a written report with photos.
- Choked outlets or hopper heads
- Fascia boards damaged by overflowing water
- Leaking or loose downpipes
Gutter surveys for homes and businesses in Great Holcombe
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at gutters packed with leaves or moss and hoppers and outlets full of debris, across eaves gutters, outlets and hoppers and downpipes.
Some older homes in villages like Great Holcombe are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Great Holcombe
Do you cover Great Holcombe?
Yes. We cover the whole of London and South East England, and Great Holcombe is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.
Is my home in Great Holcombe listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How long will you be on site?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Do you survey underground drains?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What happens on the day
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Great Holcombe, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.

Advice
Tips that help
Over many surveys, some simple habits stand out:
- Leave gutter checks at height to someone equipped for it
- Have gutters cleared at least once a year
- Watch the gutters during heavy rain
- Look for green streaks or damp patches on walls
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it’s done.
Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
DIY checks: what’s safe
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Why get it checked now?
A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a small place like Great Holcombe, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Different roofs, different checks
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Gutter surveys around Great Holcombe
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Garsington Manor, about 3.8 miles north-west, is one of the historic houses in the wider area around Great Holcombe. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Church of St Giles are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Pipes below ground level
- Asbestos testing of old gutters, downpipes or soffits
- Rot or damp concealed behind fascias or inside walls
