About our gutter survey in Stadhampton
We survey gutters and rainwater systems in Stadhampton and right across London and South East England. We inspect everything we can see safely, from ground level, from windows and from the roof space. Time on site typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Typical surveys look at gutters overflowing in heavy rain and gutters that have fallen out of line, across outlets and hoppers, valley gutters and eaves gutters.
In a village or hamlet like Stadhampton, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Prices for gutter surveys in Stadhampton
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The height of the building and how the roof can safely be seen
- Whether it’s a home or a commercial building
- Any need for thermal images or a drone flight
- The package you choose: Basic, Standard or Premium
Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
To price your survey accurately, we will ask about:
- How the loft is reached, if there is one
- Any photos you have, taken from the ground or a window
- The kind of building and roof involved
- Dates you are working to, like exchange
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.
Before and after the survey
Here are a few things we’d tell any owner:
- Check from ground level or a window, not a ladder
- Check that downpipes are firmly fixed to the wall
- Ask for valleys and parapet gutters to be cleared too
- Note any damp stains below the gutters
If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

What this survey cannot tell you
To be straight with you, a roof survey has limits:
- Rot or damp concealed behind fascias or inside walls
- Asbestos testing of old gutters, downpipes or soffits
- Gutters out of sight from every safe vantage point
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.
What we look at
- Eaves gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
- Valley gutters
- Parapet and box gutters
When to book a survey in Stadhampton
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
These are some of the problems a survey can pick up:
- Choked outlets or hopper heads
- Leaves and moss blocking gutters
- Leaking or loose downpipes
- Rotten fascias or stained soffits
Take an older house close to Church of St John the Baptist: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the price includes VAT
- Whether the roof space is looked at, where there is one
- Which limits apply to the survey
What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Stadhampton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Make sure pets are kept safely away
- Tell us about parking before the day

Roofs, chimneys and gutters in Stadhampton
Historic houses such as Garsington Manor, about 2.5 miles north-west, show how far back building in the area around Stadhampton goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building such as Stadhampton Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Radley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Stadhampton questions
Is my home in Stadhampton listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Radley station book a roof survey?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.
How much time does the visit need?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, call 07833 053749 or send us an email.
When is the best time for a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
