Local roofs in Hamstreet

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Landlords with a home close to Ham Street station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a building like Hamstreet Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Gutter surveys for homes and businesses in Hamstreet

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are cracked or loose downpipes and water backing up from a hidden gutter, across outlets and hoppers, eaves gutters and downpipes.

Some older homes in villages like Hamstreet are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

Before and after the survey

These tips come from what we see on roofs every week:

  • Look for green streaks or damp patches on walls
  • Check the loft with care after heavy rain
  • Get trees that overhang the gutters trimmed
  • Leave gutter checks at height to someone equipped for it

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Why it’s worth a survey now in Hamstreet

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Around Hamstreet, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Hamstreet

Landlords and letting agents in Hamstreet book surveys as well as householders. A report with photographs gives you a clear record of the gutter, useful for planning maintenance.

FAQs for Hamstreet

Is Hamstreet within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Hamstreet?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Hamstreet can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. You get a photo-illustrated written report and recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

How to book

When you’re ready to go ahead, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Advice

What we are asked to look at in Hamstreet

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey makes sense if you’ve noticed:

  • Soffits marked by water
  • Cracked or loose downpipes
  • Gutters full of debris and silt
  • Overflowing eaves gutters

If you own one of the older houses in the streets near Church of the Good Shepherd, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • What exactly goes into their report
  • Whether the loft is part of the inspection
  • Their drone registration, if they fly one

What a roof survey includes

Different roofs, different checks

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
