Roofs, chimneys and gutters in Hangleton

Hangleton lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Goring-By-Sea station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. With Ecclesden Manor about 0.9 miles north-west, the area around Hangleton has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Gutter survey in Hangleton

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed dripping or leaking gutter joints and hoppers and outlets full of debris, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, like when you want to compare after future work.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Hangleton can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Advice

Different roofs, different checks

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Box and secret gutters

Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.

Hangleton questions

Do you cover smaller places like Hangleton?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is the coastal weather around Hangleton hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Hangleton is within about 2 miles of the coast.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

When to book a survey in Hangleton

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.

Typical things we are asked to look at include:

  • Rotten fascias or stained soffits
  • Hoppers and outlets full of debris
  • Dripping or leaking gutter joints
  • Water backing up from a hidden gutter

Take a building like Ferring CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

  • Whether you get a written report with photos
  • How long they’ve been surveying roofs

What a roof survey includes

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Why it’s worth a survey now in Hangleton

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Where a roof is exposed, as many are in small places like Hangleton, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.
