Gutter survey in Little Hoddington: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey valley gutters, downpipes and outlets and hoppers, and the problems we are asked to look at most are water backing up from a hidden gutter and dripping or leaking gutter joints.

Somewhere as small as Little Hoddington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Local roofs in Little Hoddington

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own a rental within reach of Hook station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you own one of the older houses in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of buried drains
  • Hidden sections we can’t view safely
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters
  • Fascias and soffits

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Why act early in Little Hoddington

Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a place like Little Hoddington, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a house, and more on a big or complicated roof. You’re welcome to ask questions while we’re there. Rural addresses near Little Hoddington can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

Little Hoddington questions

I let a flat near Hook station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Little Hoddington?

Yes, Little Hoddington is on our map. Villages and rural addresses get the same survey as a town house.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can a gutter survey explain damp on my walls?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

How long will you be on site?

It normally takes about 1–2 hours at most homes, and longer for a large or complex roof. We’ll give you an idea when you book.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What’s in the survey report?

A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Roof by roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
