Gutter survey in Newton Leys: what you get
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at cracked or loose downpipes and valley or box gutters that overflow inside, across outlets and hoppers, fascias and soffits and valley gutters.
Trees around homes in smaller places like Newton Leys drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What happens if roof problems are left?
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. With lower homes, common in places like Newton Leys, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Roofs, chimneys and gutters in Newton Leys
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Newton Leys has a long history of building, with Bletchley Park about 1.6 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For an older house near a landmark such as Water Eaton Church Centre, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Newton Leys Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Newton Leys is about 1 mile south of Bletchley, in Milton Keynes. Newton Leys gets the same service as everywhere else we work: a close look at whatever is safely visible, photos and a clear written report. Across Milton Keynes, we cover Newton Leys.

Other landmarks nearby include Hangmans Hill (1.7 miles west) and The Holley/Cornelius Collection (1.6 miles north). Open spaces near Newton Leys include Blue Lagoon and Blue Lagoon Park.
Signs you need a gutter survey in Newton Leys
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
Look out for signs like these:
- Gutters full of debris and silt
- Overflowing valley or parapet gutters
- Joints that drip after rain
- Choked outlets or hopper heads
Homes near green spaces like Waterhall Park can get more leaves in their gutters in autumn.
Questions to ask before booking
- Is VAT included in the price?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether you can ask questions once you have the report
- What the survey will not cover
What a survey costs
When we price a survey, we consider:
- The use of thermal imaging or a drone
- The height of the building and how the roof can safely be seen
- Extensions, dormers and garages with roofs of their own
- Commercial roofs and larger buildings
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Getting in touch
Getting the details right at the start saves time. It’s useful to include:
- Access details, like a loft hatch or a shared roof
- The type of building and roof, such as pitched or flat
- Any deadline, such as an exchange date
- Where the property is, with the postcode
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.
FAQs for Newton Leys
How do I find out if my home in Newton Leys is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Bletchley station book a roof survey?
Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
What will the report tell me?
You get our findings in writing, part by part, with photos. The most urgent items are made clear.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.
Will the survey check for asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Does the season matter for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Newton Leys is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Find any records of previous roof work
- Have keys ready for side gates, garages or roof access doors
Book a survey
Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
