Gutter surveys for homes and businesses in Water Eaton
Gutters are usually fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey eaves gutters, parapet and box gutters and valley gutters, and the problems we are asked to look at most are hoppers and outlets full of debris and joints that drip after rain.
Trees around homes in smaller places like Water Eaton drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Water Eaton homes and their roofs
Bletchley Park, about 1 mile north-west, is one of the historic houses in the wider area around Water Eaton. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
For landlords with property near Bletchley station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like The Premier Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What else we do in Water Eaton
When to book a survey in Water Eaton
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
Common reasons to book include:
- Choked outlets or hopper heads
- Valley or box gutters that overflow inside
- Cracked or loose downpipes
- Gutters that have fallen out of line
Living close to Waterhall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Questions to ask before booking
- Is VAT included in the price?
- Whether the inside of the roof is included
- What exactly goes into their report
- Whether you can ask questions once you have the report
Common questions in Water Eaton
Do you cover smaller places like Water Eaton?
Yes, Water Eaton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Water Eaton?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
Do you look in the loft space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
What a gutter survey does not cover
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Hidden sections we can’t view safely
- Blockages deep inside downpipes
- The inside of buried drains
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
What we check
- Outlets and hoppers
- Downpipes
- Valley gutters
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
What a survey costs
A few things affect what a survey costs:
- Basic, Standard or Premium
- Commercial roofs and larger buildings
- Roof area
- Any need for thermal images or a drone flight
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What we need to know
You don’t need to know any roofing terms. It’s enough to tell us:
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- Any deadline, like an exchange date
- Pictures from the garden or a window, if you have them

Surveys for landlords and agents in Water Eaton
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
How the survey works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two on an ordinary house, or half a day or so for a commercial building. In a smaller place like Water Eaton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A report with photos and recommendations follows.
Before the survey
- Leave a clear route to the loft
- Let us know about parking near the property
- Keep pets in another room
