Gutter surveys in Peppard Hill

Roof by roof

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Gutter survey in Peppard Hill

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are gutters overflowing in heavy rain and gutters packed with leaves or moss, on outlets and hoppers, parapet and box gutters and eaves gutters.

Older buildings in small places like Peppard Hill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Gutter surveys around Peppard Hill

Greys Court, about 1.9 miles north-east, is one of the historic houses in the wider area around Peppard Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Peppard Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like The Church of Christ the King are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Henley-On-Thames station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. In a place like Peppard Hill, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains
  • Blockages deep inside downpipes

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Peppard Hill: your questions answered

How do I find out if my home in Peppard Hill is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Henley-On-Thames station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it is safe and a drone where it applies.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

How we price gutter surveys

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Roof area
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

A few details help us point you to the right survey and price. When you contact us, tell us:

  • When you need the report by
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.

The survey, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes between one and two hours for a house, or half a day or so for a commercial building. Somewhere like Peppard Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • Note where any stains or damp appear
  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for green marks down the brickwork
  • Watch the gutters during heavy rain
  • Keep climbers away from the eaves
  • Get the gutters cleaned out every year

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
