Gutter survey in Ramsdean: what you get

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed dripping or leaking gutter joints and cracked or loose downpipes, a survey will tell you what’s going on.

Older buildings in small places like Ramsdean may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Roofs, chimneys and gutters in Ramsdean

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

Anyone responsible for a site like Langrish Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St John the Evangelist, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions from Ramsdean

I let a flat near Petersfield station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details.

Is my home in Ramsdean listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are you insured?

Our cover is professional indemnity plus public liability.

Is Ramsdean in your area?

Yes. We survey roofs across London and South East England, and that includes Ramsdean.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just call 07833 053749 or email us for a price.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check the joints, brackets and falls.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We inspect them as far as it is safe to see them.

What we do, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Ramsdean, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Helping us price your survey

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access

Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

What we cannot see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Pipes below ground level
  • Confirming asbestos in older rainwater goods
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

Why act early in Ramsdean

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. For an older or listed building in a place like Ramsdean, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

What we are asked to look at in Ramsdean

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

A survey makes sense if you’ve noticed:

  • Leaks at the gutter joints
  • Hoppers and outlets full of debris
  • Brackets that have dropped or snapped
  • Valley or box gutters that overflow inside

If you own a rental within reach of Petersfield station, a roof report helps you deal with small faults before they turn into a call from a tenant.
