Gutter surveys for homes and businesses in Shripney

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. We survey outlets and hoppers, eaves gutters and downpipes, and common reasons people get in touch are gutters packed with leaves or moss and water spilling over the gutter edge.

Older buildings in small places like Shripney may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Signs you need a gutter survey in Shripney

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Look out for signs like these:

  • Leaves and moss blocking gutters
  • Gutters overflowing in heavy rain
  • Dripping or leaking gutter joints
  • Gutters that have fallen out of line

Landlords with a home close to Bognor Regis station may find that a dated record of the roof is useful when planning maintenance across a let.

Your questions about gutter surveys in Shripney

Is my home in Shripney listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Shripney?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Shripney is within about 3 miles of the coast.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or drop us an email for a price.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and they go into the written report.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Shripney often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • Dig out any old roof reports or invoices

What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Local roofs in Shripney

Shripney lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park such as The Brooks Local Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys. For site and facilities teams at buildings like Bersted Green Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Landlord and commercial surveys in Shripney

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Landlords, agents and building managers in Shripney and across West Sussex can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.

Leave it or get it looked at?

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. In a small place like Shripney, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
