Gutter surveys for homes and businesses in South Town
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at rotten fascias or stained soffits and cracked or loose downpipes, on downpipes, eaves gutters and parapet and box gutters.
Older buildings in small places like South Town may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Different roofs, different checks
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
How the survey works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around South Town can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- The roof space is checked for water marks if it is safe to get into.
- You get a photo-illustrated written report and recommendations.
Before we arrive
- For a flat or shared roof, check access with the freeholder or managing agent
- Jot down any questions you want answered
- Tell us about parking before the day

What a gutter survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Underground drains, which need a CCTV drain survey
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we can’t view safely
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
What this survey covers
- Downpipes
- Eaves gutters
- Outlets and hoppers
- Fascias and soffits
- Valley gutters
- Parapet and box gutters
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Have gutters cleared at least once a year
- Ask for valleys and parapet gutters to be cleared too
- Check that downpipes are firmly fixed to the wall
- Look out for overflows when it pours
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.
What a gutter survey looks like in South Town
Bentworth Hall, about 1.4 miles north-east, is one of the historic houses in the wider area around South Town. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like Medstead Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you own one of the older houses in the streets near Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Alton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
