Your questions about gutter surveys in Southend

Do roofs near the sea, like those around Southend, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Southend?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I book a survey in Southend?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will recommend the right survey. We survey seven days a week.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Gutter survey in Southend

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about brackets that have dropped or snapped and cracked or loose downpipes, we can find out what’s behind it, whatever the roof.

Somewhere as small as Southend, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Landlords and letting agents in Southend book surveys as well as householders. A written report with photos gives you a clear record of the gutter.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Southend can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Check pets are kept safely away
  • Check we can get to the back of the property
  • Tell us where we can park nearby

Common roof problems in Southend

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

These are some of the problems a survey can pick up:

  • Cracked or loose downpipes
  • Leaves and moss blocking gutters
  • Choked outlets or hopper heads
  • Rotten fascias or stained soffits

For landlords with property near Portchester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Whether the inside of the roof is included
  • Whether you get a written report with photos
  • Whether VAT is added on top

What’s in a roof survey

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

What we can’t see

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Gutters out of sight from every safe viewpoint
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Downpipes

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Roofs, chimneys and gutters in Southend

The coast is about 5 miles or less from Southend, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Take a building like Newtown Soberton Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like Church of the Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
