What affects the cost of gutter surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access

When you’re ready to go ahead, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

How a gutter survey works in Worlds End

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about dripping or leaking gutter joints and rotten fascias or stained soffits, we can find out what’s behind it, on fascias and soffits, outlets and hoppers and eaves gutters alike.

Older buildings in small places like Worlds End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Gutter surveys around Worlds End

The coast is about 4 miles or less from Worlds End, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

In and around Worlds End, as anywhere, a roof is easiest to deal with when its problems are found early.

What we’re asked to look at in Worlds End

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

We are often asked to look at:

  • Overflowing eaves gutters
  • Leaves and moss blocking gutters
  • Choked outlets or hopper heads
  • Sagging gutters and loose brackets

Landlords with a home close to Portchester station may find that a dated record of the roof is useful when planning maintenance across a let.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Look out for overflows when it pours
  • Don’t leave hidden gutters out of a clear-out
  • Look for new stains on ceilings below valleys after rain
  • Keep climbers away from the eaves

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it is done.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Worlds End, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Let us know about any leaks, stains or damp patches you know of
  • Make sure the loft hatch can be reached

Related advice

Leave it or get it looked at?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. Around Worlds End, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Questions from Worlds End

Do you survey roofs for landlords with property near Portchester station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

Do roofs near the sea, like those around Worlds End, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. Just phone 07833 053749 or drop us an email to arrange it.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
