Gutter survey in Stuppington

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed valley or box gutters that overflow inside and brackets that have dropped or snapped, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Stuppington are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Stuppington can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • If you are buying, check with the agent that we can get in

Roofs, chimneys and gutters in Stuppington

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you live in an older home near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Simon Langton Grammar School for Boys: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips that help

Here are a few things we’d tell any owner:

  • Look for downpipes coming loose
  • Include valley, parapet and box gutters when clearing
  • Check the loft with care after heavy rain
  • Leave gutter checks at height to someone equipped for it

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Signs you need a gutter survey in Stuppington

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Most people get in touch when they’ve noticed one of these:

  • Gutters packed with leaves or moss
  • Leaks at the gutter joints
  • Sagging gutters and loose brackets
  • Hoppers and outlets full of debris

For landlords with property near Canterbury East station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • When you’ll get the report
  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos

What to expect from a roof survey

Your questions about gutter surveys in Stuppington

Is my home in Stuppington listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Canterbury East station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

What’s the best way to book?

To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or email us.

Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
