Gutter surveys near Sutton

Leave it or get it looked at?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In a place like Sutton, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

About our gutter survey in Sutton

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at blocked outlets and hoppers and joints that drip after rain, across valley gutters, downpipes and outlets and hoppers.

Older buildings in small places like Sutton may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Book gutter clearing once a year, more often near trees
  • Don’t climb a ladder to look in the gutters
  • Ask for valleys and parapet gutters to be cleared too
  • Watch for green marks down the brickwork

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Gutter surveys in Sutton: local notes

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Bignor Roman Villa about 0.8 miles east, Sutton sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Amberley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near The Parish Church of the Holy Cross, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we are there. Older rural homes like those around Sutton can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Sutton: your questions answered

Can a landlord with a rental near Amberley station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you come out to Sutton?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe and a drone where it applies.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
