Gutter survey in Graffham

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey outlets and hoppers, valley gutters and eaves gutters, and the problems we are asked to look at most are leaves and moss blocking gutters and hoppers and outlets full of debris.

Some older homes in villages like Graffham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can safely be seen.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

The survey, step by step

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, most surveys take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Rural addresses near Graffham can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Advice

Graffham questions

Do you cover Graffham?

Yes, Graffham is one of the places we work. The survey and report are the same in Graffham as anywhere else.

Is Graffham within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Roofs, chimneys and gutters in Graffham

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Graffham has a long history of building, with Cowdray House about 3.5 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near The Parish Church of St Giles, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Graffham CofE Infant School, large buildings have long gutter runs and big roofs that need checking like any other.

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from every safe viewpoint
  • The inside of buried drains

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

What we look at

  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Downpipes

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Leave gutter checks at height to someone equipped for it
  • Look for green streaks or damp patches on walls
  • Include valley, parapet and box gutters when clearing
  • Get trees that overhang the gutters trimmed

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Landlord and commercial surveys in Graffham

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents and landlords in Graffham book surveys as well as householders. A written report with photographs gives you a clear record of the gutter, which helps you plan work between tenancies.

Why it is worth a survey now in Graffham

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Outbuildings and barns around Graffham are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your survey before booking.
