Gutter surveys around West Meon

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.4 miles north-west lies Hinton Ampner House, a reminder of how long the area around West Meon has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like Church of St John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Gutter survey in West Meon

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey fascias and soffits, outlets and hoppers and parapet and box gutters, and people most often book us about fascia boards damaged by overflowing water and gutters packed with leaves or moss.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

We keep jargon out of it: where something needs attention, it says so plainly.

What we look for on each type of roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

How we price gutter surveys

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is

To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Surveys for landlords and agents in West Meon

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What a gutter survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of a downpipe along its whole length
  • Underground drains, which need a CCTV drain survey

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes

What we do, step by step

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. For a village or hamlet like West Meon, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building
