Independent landlord roof surveys in Ash

Local roofs in Ash

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Lullingstone Castle, about 4.2 miles west, show how far back building in the area around Ash goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near Parish Church of Saint Peter and Saint Paul, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Longfield station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Ash is about 6 miles south-west of Northfleet, in Kent. From houses to flats and shops in Ash, we can survey the roof on a weekday or at the weekend. Across Kent, we cover Ash. For surveys nearby, see our Maidstone page.

We also cover West Yoke (1 mile north), Fawkham Green (1 mile north-west), Speed Gate (1 mile north-west), Stansted (2 miles south) and West Kingsdown (2 miles south-west). Larger places within reach include Maidstone (12 miles south-east), Dartford (7 miles north-west), Sevenoaks (7 miles south-west), Royal Tunbridge Wells (15 miles south), Gravesend (6 miles north-east) and Tonbridge (11 miles south).

Landlord roof survey in Ash: what you get

Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. We survey rented houses, shared roofs and flat roofs on blocks, and people most frequently book us about splits and blisters in flat roof coverings and cracked or lifting flashings.

Some older homes in villages like Ash are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Hold on to old reports to compare later
  • Check your lease or ask a solicitor about who pays
  • Make leak reporting easy for tenants
  • Have gutters and outlets cleared every year

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Ash: your questions answered

How do I find out if my home in Ash is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Ash?

Yes, Ash is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you advise on who is responsible under the lease?

No. Who pays is normally set by the lease, and that’s a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Who do you carry out landlord roof surveys for?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.

Does this replace a RICS building survey?

No. We survey the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

What we are asked to look at in Ash

Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs and how soon.

Look out for signs like these:

  • Missing or loose roof coverings
  • Flashings that have come away
  • Leaking joints at party walls
  • Blocked gutters over flats

Take a building like New Ash Green Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Their track record with similar roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What exactly goes into their report
  • Whether you can ask questions once you have the report

What’s in a roof survey

Landlords, agents and block managers in Ash

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the let or shared roof, with photos, which helps you plan work between tenancies.

How the survey changes by roof type

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we look at them closely.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes between one and two hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Ash, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed

Book a survey

Most bookings start with a short call: call 07833 053749 or email us, and we will ask about the building and what you need. You will have a price before anything is arranged.

Advice

What this survey cannot tell you

It’s useful to know what a survey will not do before you book:

  • A full building survey of every part of the property
  • Who pays under the lease (that’s a legal question)
  • Structural calculations or an engineer’s report

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.
